Parking Lot Paved

Goodloe Paving is shown as they pave our new parking lot. Striping is scheduled for this Friday. Meanwhile DeBenard construction has commenced grading of the turn lane. Inside finishing touches are proceeding rapidy. The fire alarm system is finished and testing of communications with the monitoring service commenced today. Landscaping can proceed now that paving is finished.

Final Grading

Our excavation contractor is performing final grading on the parking lot. Paving should begin soon. The gravel for the left turn lane at the eastern entrance has been delivered and construction will start shortly. Inside the electrician is completing hook up of the fire alarm system. The range hood is installed in the kitchen and lacks only the vent duct and outside fan motor. The regular monthly Shiloh business meeting held on 5 June was conducted in the new Fellowship Hall. Everything is fully functional except for the kitchen.

Watering the New Lawn

The landscape contractor has started. The area in front of the new Family Life Center has been sodded. Many trees and shrubs will follow. Inside, we are about 99% completed. Ducting of the range hood in the kitchen and hook-up of the fire alarm system remain. Outside, landscaping, paving of the parking lot, and creating the left-turn lane remain.

Finishing Up

Our builder is in the final phase of construction. The lighting, heating/air conditioning, and plumbing work is complete and final touch up painting is in progress. Ceiling work is finished, the stage curtain is in place, baseboards and chair rails are mounted. The bathroom fixtures are operational and the kitchen appliances are here awaiting installation. The chairs are stacked in anticipation of our first event. Remaining work includes the delivery and installation of the kitchen range hood and the center-island stainless table. Meanwhile outside, paving and striping of the parking lot, landscaping, and construction of the left turn lane remain. The Tod Hostetter, our site superintendent, expects full completion in three weeks.

Getting Closer to Completion

The ceiling tiles are going in and the overhead lighting fixtures are in. The wood trim has been stained and installation will start this week. The interior doors are being installed today. In the kitchen the commercial dishwasher, clothes washer, and dryer are here. The ranges and refrigerators are scheduled for the 30th. On the 26th the tables and chairs will arrive. Outside the forms are being set for the last of the concrete work. Once the slabs for the outside units are poured the heating and air-conditioning contractor can complete his work.

Stained Glass Installed

Drive Through Finally Completed

The seemingly never-ending drive through construction is now over. This photo shows the pressure washing crew cleaning the exterior of the new building. The round openings seen in the photo will be filled with stained glass on Tuesday. The pouring of the last of the concrete curbing and the paving of the parking lot will start within the next few weeks.

The ceiling grid is now in place along with the projector screen. The light fixtures are currently being installed and the stained glass windows will go in this Tuesday. This photo is taken from the old nursery and shows the doorway into the new Family Life Center. A six foot double door will soon be installed in this opening. The door to the chapel is down the steps and to the right with the fellowship hall straight ahead. The handicapped ramp is immediately to the right.

Final Touches

The exterior trim, soffit, and rain gutters are being installed on the drive through. The wood that covers the steel beams that extend out from the main structure (the large white panel in the photo) as well as the drive through ceiling and the underside of the brick arches will be covered in white EFIS. This is a stucco-like material, which will match the other white trim on the outside of the building. All exterior work should be complete by the end of next week.

Tables and Chairs Ordered

31 round tables and 252 upholstered chairs have been ordered for the new Family Life Center. They are scheduled to be delivered the third week in April. 36 of the new chairs will provide seating in the new chapel.

The last of the exterior bricks are in place. The coverings for the exposed wood on the drive through will be installed starting tomorrow. Meanwhile the first color coat of paint is being applied to the inside walls. The drop ceiling grid will be installed starting next week.

Church Votes to Approve Cost Increase

At the 6 February Shiloh business meeting the church voted to authorize the New Building Committee to pay the additional costs of constructing the Family Life Center. A budget for tables and chairs was also approved. The builder is currently projecting completion during the first week in April.

The framing on the drive through is almost complete. Once finished, the masons will begin to lay the brick that covers the framing. One of the steel lintels that support the brick over the archway can be seen in the foreground. Nearly all windows and doors are installed. The exceptions are the stained glass that will go in the round openings and the front glass doors that were damaged in shipment and are being replaced.

Inside, most of the sheetrock is installed and the heating and air conditioning ductwork is going in. Electrical and phone wiring is complete.

The excavation contractor is bringing our new parking lot to final grade level and will spread gravel in preparation for paving. The windows are scheduled to arrive next week as are the replacement steel beams for the drive through. The county approval of the building structure is expected this week. The structural engineer for our Family Life Center project (Alliance in Richmond) has determined that the steel beams that run between the building and the new steel support columns must meet the original design specifications. This means the re-designed beams that are currently on site must be replaced. This will delay completion of the drive through while new beams are ordered and fabricated. The upside is the drive through will be very strong. The downside is it will take longer to complete.

The sidewalks are almost complete. The parking lot still needs to be graded to its final contours. This is why some of the sidewalk sections currently appear to be too low. Plumbing, electrical, heating and air conditioning work continues inside the building.

The curbing and gutters for the new parking lot have been poured. Final grading and the laying of gravel will commence soon. This will permit us to start using part the new parking area prior to asphalt paving.

Work Moves Inside

The exterior brick and the roof are essentially finished with only the drive through remaining. We are awaiting delivery of the additional steel beams needed to replace the masonry columns that have been taken down. Work has moved inside the building with plumbing, electrical and heating/air conditioning contractors hard at work. The grass is starting to come up in the area of the storm drain outlet. This will stabilize the soil to reduce the chance of another washout like we experienced with Tropical Storm Ernesto

Construction Resumes!

Today the county inspected and approved the site work items that caused the hold on construction. This effort took much longer than expected due to damage caused by tropical storm Ernesto. The torrential rainfall washed out part of the storm drain system, repair of which extended the schedule. Work has now resumed on the building.

DeBernard Construction puts finishing touches to the the storm drain system. The remaining activity is to construct the poured concrete flume, which will carry away the storm water and prevent erosion. That effort is expected to complete after the Labor Day Holiday.

DeBernard Construction expects to complete the site work required by the county on Wednesday, August 30th so that work can resume on the new building. Progress has been slower than expected due to an old nemesis - unsuitable soil. A small area of old fill had to be replaced in order to finish the storm drain system. Work on the Family Life Center has halted until our new excavation contractor completes several site work items required by the county. The new excavator is DeBernard Construction, who is now under contract. DeBenard is expected to start work as early as tomorrow and we expect construction to resume on the building by next week.

Here is the new Family Life Center shown next to the sanctuary. The shingles are stacked on the roof ready for installation. According to rumor the roofer is waiting for some cooler weather before starting. In the meantime the plumber has started to install the overhead piping.

Most of the roof structure is complete. The masons are making good progress in applying the exterior brick. The roof over the drive-through will be delayed due to a design change, which will add more steel. That steel will not arrive for about a month. This delay will not affect work on the rest of the building. The second photo is taken inside the new fellowship hall from Todd Brinklow's new sound booth. It should put to rest any concerns about whether the new fellowship hall is large enough.

The framing team has completed framing of the exterior and interior walls so the layout of the Family Life Center is now fully apparent. The first photo shows the walls of the chapel with the wrap around handicap ramp. The second photo shows the new kitchen. The third shows the exterior walls, which are ready to receive the roof trusses. The trusses are now scheduled to be set in place starting Monday.

Stained Glass Window Update Two

We have received interest from Shiloh members in donating a total of four stained glass windows. The builder is sending information for us to select the final designs and colors. Our intention is to install two of them in the left two openings in the existing wall shown in the photo. The rightmost window will be replaced with a door. The remaining two stained glass windows will be installed in the chapel. The floor of the chapel can be seen in the area surrounded by the handicap ramp and the stairway seen in the photo.

We lost almost two weeks due to weather, holidays and scheduling issues, but the framing crew has started at last. The remaing outside walls of the Family Life Center are of frame construction with brick exterior. They are now starting to go up. The crane is scheduled for Thursday to commence installation of the roof trusses, which have been on-site for some time.

Stained Glass Window Update

At the 6 June 2006 Shiloh Business Meeting the church voted to advertise that we were seeking donations to purchase stained glass windows to go where the old nursery windows are now. The stained glass windows would be given as a memorial, just like the existing ones in the sanctuary. The price is approximately $2,500 apiece. The first announcement was made in last Sunday's bulletin and two families responded with interest in donating windows. So it appears that we will be getting these windows. If additional families are interested, it would be possible to put two more stained glass windows in the chapel.

Stained glass windows anyone? The architect has suggested that instead of bricking up the two windows (seen at the left side of the existing building) that we instead install stained glass windows. The stained glass windows would be lighted from behind. This existing exterior wall becomes an interior exposed-brick firewall in the new building. We have asked the builder to quote us a price, which will be posted when available. We will then offer families the opportunity to donate one or both windows. Here is a way to create a beautiful memorial to a loved one, just like the existing stained glass windows in the sanctuary.

The under-slab plumbing and electrical work is complete and has passed county inspection. The amount of rain we received in recent days will require us to wait a bit before we pour the slab. Mike Rose holds up the Memory Brick purchased in honor of Mary Burnley Owens. Memory Bricks will be set in the walkway to the new building, creating a lasting memorial to those whose names are inscribed on them. All brick proceeds go towards the new building construction cost. New Bathrooms Almost Ready

Well - The drains for the new bathrooms are ready. The next step is to fill the inside of the foundation with gravel and rebar in preparation for pouring the slab. That pour is scheduled for next week. The gravel mountain shown below will be partially used for the under-slab gravel. The remainder will be used to surface a temporary parking area where the new parking lot will be located.

Old and New

No it is not Jim Rodante who is old, but the brick he is holding. Jim is the JH Batten site superintendent. He discovered a cache of bricks during excavation of the footings for the new building. These bricks are old and of a size that pre-date the current buildings at Shiloh. More of them can be seen at his left. It is believed these bricks are from the original church that was destroyed in the tornado in 1948. Jim placed one of them in the concrete as it was being poured for the Family Life Center foundation - thus ensuring that a bit of the oldest building is part of the newest one.

Plumbers Lay Building Drains

The plumbing crew lays the main drain line for the Family Life Center. The electricians are also on site installing under-floor conduit for our electrical and audio systems.

Masons Finish Foundation

The masons lay the brick facing on the foundation. This completes this phase. Starting Monday the electrician and plumber will install the under-slab conduit and piping so that the building slab can be poured.

Unsuitable Soil Problem Costly

The unsuitable soils problem discussed earlier has been resolved, but at a price. Almost 3000 cubic yards of soil were removed, replaced, and compacted to achieve stable soil for the new building and the expansion to the parking lot. This was in addition to the fill required to achieve the grade levels specified in the site plan. The problem came about due to the fact that the old parking lot covered a large portion of the construction area. It was not possible to know exactly what lay beneath it. We knew that our old septic system was there, but it turned out that there were two septic system tanks and drain fields located under the footprint of the new building. The potential for the septic system creating a problem was identified by soil borings conducted by Froehling & Robertson, the soil engineering firm that Shiloh engaged prior to the start of grading. The problems were confirmed once the asphalt was removed and actual conditions could be observed.

The borings also identified a potential problem area in the southwest portion of the future parking lot. This turned out to be the larger problem and the most expensive to correct. The area contained a large quantity of old fill consisting of organic matter, asphalt, concrete, and building materials. It appears that at some time in the past this area was used as a dump of some sort. A lot of soil had to be replaced to achieve stable conditions.

The F&R soil engineer supervised all of the unsuitable soil corrective efforts and achieved satisfactory compaction test results in the affected areas.

The final cost to Shiloh for this unsuitable soil effort is right at $50,000. This cost is not part of the $1,310,000 construction contract with J H Batten. Fortunately the church voted to give the New Building Committee a budget of $40,000 to cover any costs that are not included in the construction contract - so the cost of the project has not increased by the full $50,000 - but it has increased.

Other costs to the church at present include a $1,000 increase to the soil erosion barrier and a $2,000 change to the electrical plan - both required by King George County. The county has also mentioned that they may require that the roof be constructed with fire-retardant plywood. This change would also result in additional cost. As soon as all of the additional cost factors are fully identified, the New Building Committee will come to the church for guidance.

We now have our building permit and the site grading is complete. The storm drain culvert for the new parking lot is being installed today. The concrete contractor has commenced mobilization to our site and will pour the footings as soon as they are excavated. That excavation work should commence tomorrow. We expect the mason to begin laying block on the footings next week. We plan to meet with VDOT in two weeks to address the modifications to the left turn lane needed to spare our oak tree.

X Marks the Spot

Well .... Actually it is the stakes with the red flags that mark the spot where our new building will be erected. The surveyor has laid out the corners of the building and excavation of the footings will begin as soon as the soil dries out from all of our recent precipitation.

Woodsman, Spare That Tree!

It was brought to our attention by the builder that the current design of the VDOT mandated left turn lane will require removal of one of the three remaining oak trees in front of the church. The tree is the one shown in the front right of the photo. We will work with the builder and VDOT to redesign the turn lane so as to save the tree. Relocating the power pole that can be seen to the left of the drive may permit the turn lane to be moved far enough to clear the tree. This will require the church to obtain the cooperation and coordination of VDOT and Dominion Virginia Power. Pray for us.

Grading Almost Complete

The grading of the building site is completed (top photo) and most of the expansion to the parking lot is done (bottom photo). The surveyor will soon lay out the precise corners of the new building so that digging the footings can commence as soon as the site dries out from the snow. Some have asked about the top soil that was placed in the grassy area in front of the church, which is shown in the bottom photo in the February 10 post. The soil will be spread to improve the quality of the lawn there.

The recent wet weather has delayed correction of the unsuitable soil condition. The bad soil has been removed from where the new building will be located, but the new soil is too wet to be laid down and compacted. The forecast for this week is for dry weather, so progress will resume shortly. Also, several areas that will support the new parking lot must be worked. This soil contains tree roots and residue from earlier Shiloh construction. Some of this can be seen in the dirt pile in the foreground of today's photo.

The builder is under contract to deliver the new Family Life Center for $1,310,000. Additionally, the New Building Construction Committee is authorized a budget of $40,000 to cover any items not in included in the construction contract or any changes to the building the church might identify during construction. To date these items include the cost to correct the unsuitable soil issue, and purchase of the kitchen appliances.

The loan package with Union Bank & Trust allows us to borrow up to $750,000 and we currently have just over $710,000 in our New Building Fund. Since the approved budget for the building is $1,350,000, the maximum amount we will actually have to borrow is $640,000. The final amount of the loan will likely be less since we continue to receive donations to the building fund.

Our builder is scheduled to turn over a finished building in mid-August of this year. It will include the typical built-ins plus a large ceiling mounted projector screen and stage curtains for our dramas and musicals. The necessary sound equipment is not included nor are tables and chairs. As the completion date draws nearer, the New Building Committee will be seeking the church’s guidance regarding these items. A total of $1200 has already been donated for the audio equipment. The furnishings in the existing social hall may be used if desired.

Site Work Continues

As previously reported several areas of unsuitable soil were uncovered at the building site. The existence of this problem was first revealed by the core samples done at the request of our builder. Unsuitable soil is soil that is not capable of supporting the weight of the building. It turns out that a previously unknown and abandoned septic system under the parking lot was filled with rain water and keeping the soil saturated. This soil is being excavated, replaced with good soil, and compacted. This additional effort does not appear to affect the scheduled completion date of mid-August.

Trustees Sign Loan Papers

Today Shiloh Trustees Tom Yancey, Billy Storke and Frank Moore closed on the loan for the Family Life Center in the law offices of Billingsley and Sneed. Church legal counsel Jack Billingsley and his assistant Nancy Jennings led them through the Union Bank & Trust paperwork. The lending package provides a one year interest only construction loan followed by twenty years of permanent financing in accordance with the resolution voted by the church. The mortgage will be recorded with the county on Monday Jan 30.

Asphalt Removal Complete

The excavation contractor (Reuwer and Son Excavating LLC) has removed the section of the parking lot where the new building will be located. Initial grading is complete. The old septic tank has been removed as well as an even older one we knew nothing about. Some soft areas in the construction site were revealed by the core samples and must be excavated and refilled with suitable soil before we can start digging the footings. Additional fill dirt will be required to achieve the final grade contours. This dirt will be taken from the ridge in the rear of the Shiloh Cemetary. By using our dirt we reduce the cost of the fill. Reducing the ridge will create more usable area in the cemetary.

Construction Begins!

At long last, heavy equipment has begun demolition of the parking lot to make way for Shiloh Baptist Church's new Family Life Center. Designed by the De Stefano Design Group of Midlothian and constructed by J. H. Batten, Inc. of North Carolina, the single-story building will add nearly 8,000 square feet of fellowship space. It includes a new kitchen and plenty of room for future drama productions. Outside, a two-lane covered portico will accommodate inclement weather passenger drop-off and pick-up for both the fellowship hall and the sanctuary.

Ceremonial Groundbreaking

After many months of planning, the congregation of Shiloh Baptist Church gathered outside after the morning service on November 13th, 2005, for a groundbreaking ceremony. After a prayer of thanksgiving, members of the Building Committee dug their shovels into the sod. Actual construction began two months later.
